What are the costs of selling?
The three biggest expenses sellers typically plan for are the real estate commission, staging, and transfer taxes. Additional costs can include preparing the property for market, such as painting, repairs, and select upgrades, along with inspections and required reports that may be mandated by the city, county, or state.
What improvements require a permit?
As a general rule, any work that changes the structure of the home or involves major systems will require a permit. This includes moving walls, altering the floor plan, or modifying the building envelope, as well as plumbing and electrical work. In many cases, bathroom remodels that involve removing tile require a permit, and kitchen remodels that include new cabinetry often do as well. Replacing a roof, installing a new water heater, adding or replacing windows, and similar projects typically require permits. Purely cosmetic updates usually do not, such as replacing flooring, countertops, backsplash, paint, light fixtures, hardware, appliances, or swapping in a vanity that is not built in.
